The North Carolina Mountain Realtor Questionnaire - Part 3
I sent the following correspondence via E-mail to every Realtor's office in western North Carolina that I could find on the Internet: maybe 60 or 70 offices. Approximately 5% of the Realtors responded within 24 hours, another 10% replied within 48 hours, and the rest of the responses trickled in over the next week, for an estimated total response of roughly 50%.
My wife and I are planning to purchase either land on which to build, or an existing home, in the mountains of North Carolina. We would love to have a nice mountain view or be located on a river, lake, or creek. We have yet to settle on a specific area and are trying to determine the price range we will need to consider for that type of property. We would really appreciate your expert guidance and answers to the following questions:
- What advantages are there to your location in the mountains?
- What types of recreational activities are in your area?
- In terms of recreational activities, how does your area compare to what you would view as the other top destination areas in the mountains?
- How does the pricing in your area, both on lots and existing homes, compare to the other top areas?
- What type of property has the best resale value (high elevation view, view regardless of elevation, or property located on water?)
- What type of water properties (river, lake, or creek) would provide the best resale value and appreciation?
- What is the minimum size parcel of land you recommend purchasing and why?
- Is renting the property to vacationers when we are not using it worth consideration?
- What other considerations do you regard as important in making our purchase choice?
Certainly this was not a scientific study, but the consistency of answers I received validated the advice I will provide for you in the next post of this guide, Part 4 - Location, Location, Location...But Which One?
